Contract to Close ~ $350 / per Transaction

Starting the Contract

Review accepted contract for deadlines & timelines, monitor deadlines and share dates with all parties in intro email
Open escrow and confirm receipt of escrow deposit
Compose introductory email to all parties in the transition

Inspections & Repairs

Set-up/confirm inspections (home, termite, radon, well & septic) within contractual deadline and inform all parties
Upload inspection reports to all parties

Financing

Make sure appraisal has been ordered by lender
Follow-up with lender for appraisal results
Monitor underwriting process, including loan commitment and clear to close

Title

Review Title Commitment and keep all parties notified of titles status for closing
Make sure Home Warranty is ordered by us or title company and invoice submitted to title for payment
Provide title company with disbursement authorization

HOA Communication

Research & confirm HOA / Condo transfer fees (if applicable) with management company.
Obtain HOA / Condo documents from management company and distribute electronically to buyer.

Closing Coordination

Schedule the final walk through
Coordinate closing time, location & details with all parties
Provide buyer with contact information regarding starting utilities
Track delivery of lenders closing documents to the title company
Confirm the buyer has received final amount due at closing or that the seller received proceeds amount
Confirm keys & garage remotes are at closing
Organize file and make sure all necessary paperwork is completed for firm's compliance acceptance
Submit closing file for review to firms compliance department
